Did You Receive the CMA?

Dear Robert,

This note is to confirm that you have received the market evaluation you requested from HouseValues.com and to make sure you were able to view it. If you had any problems, I'll be happy to resend it or arrange to get you a printed copy.

Once you've had a chance to review the market evaluation, I'd appreciate your feedback. Preparing a market evaluation from information provided online has some inherent limitations. For example, you described that your condo was in a single family home. Unfortunately, the only comparables that sold recently were in larger style buildings. I wasn't able to determine the year built, and this needs to be factored into the price. You described the condition as a 3, but without having had the opportunity to view your home, it was difficult to judge how to weight that into the overall evaluation. Given that I may be using properties that too dissimilar to be relevant, the price range described should be viewed as a very rough estimate. Do you feel the price range is appropriate for your home? Are the comparables I used really comparable?

It is possible that your home may be worth more than your market evaluation suggests. There are many factors that influence true value, such as property condition, floor plan, superior building materials, etc. that can be determined by a brief personal visit. Please contact me and I will be happy to come by and provide you with a more complete and thorough home evaluation.
