Good morning Andy,
 
Thank you very much for your email. The charge of $50 is inclusive of the $25 
wire fee for the payoff and $25 to wire or overnight the proceeds check. We are 
happy to send a check to the sellers; however it is our protocol not to send a 
check of that amount via regular mail. Can you kindly provide the mailing 
address to use to send the proceeds via Federal Express?
 
The $150.00 discharge tracking fee is also inclusive of $75 to track the 
discharge of the mortgage we will be paying off and another $75 for obtaining a 
prior owner undischarged mortgage discharge.

Hello Reema:
 
I have reviewed the proposed HUD with sellers and it looks good except for 
following:
 
1.        Sellers will not require that your office wire funds, so 
please remove the $50 fee for same.  They are okay with having you send your 
Atty trust check after you record later today for the net proceeds to them at 
,  ;
 
2.        Your â??discharge tracking feeâ?? on Line 1110 for $150 seems 
excessive if this is for 1 payoff.  While this also appears to include the 
recording fee of approximately $50, most title attys/companies only charge 
between $35 to $50 more for addâ??l tracking per discharge. Can you reduce that 
to $100?
