I hadn't heard of Zwave (unsurprisingly, given that I'm not really into
the smart home thing).  Glad it's open source.

As you know, I hate hardware.  So, if it were me, I would definitely hire
a real electrician.

I guess you're lucky if your X10 system is the main problem with your
place.  As an example, below are the top ten list of things I should deal
with w.r.t. our house.

 1. repair roof above bathroom
 2. paint outside garage
 3. paint peeling around kitchen window
 4. deal with exposed wood around wooden windows frames
 5. Soil touching wood siding at rear of garage.
 6. fill in hole above large window in living room
 7. Water stains/mildew/mold in garage
 8. Wood damage to wood baseboard at the right front interior of the garage.
 9. Paint chipping on dining room door.
10. Paint chipping on garage siding.
