Bolt Down The Bay Area - Seismic Retrofit Proposal

Bolt Down The Bay Area
Hi Robert,
Thank you for considering us to help protect your home and get through the EBB Process!
Click the following link for the pictures we took during the inspection: ., where-I-live ,https://app.companycam.com/galleries/P1iwc4Tp,
See file attached below for your seismic retrofit proposal.
At any point you decide you would like to proceed, just let us know and whether or not to include the 'optional work' and we'll send you another email with request for your Digital Signature which will confirm your acceptance.
Shown here are some Universal Retrofit Foundation Plates (URFPs). These are screwed to the mudsill with five 3" structural screws and bolted to the foundation with two 5"x1/2" Titen anchor bolts and spaced no further than 6' apart around the perimeter foundation wall. We use these when there's not enough height access to install standard retrofit bolts straight down through the mudsill.

Another vulnerable aspect of your home's (all homes) structure is the 'rim joist' that sits on top of the mudsill. The picture below is a representation of how the rim joist is typically 'toe nailed' to the mudsill even today. You can see how the small nail is barely catching any of the rim joist? That's the reason for the vulnerability.

This is mitigated by the use of framing anchors (L90 shown below) that will get installed every 32" (max distance apart) around the entire perimeter of the house as shown in the photo below.

The combination of these components, their numbers, and spacing is what creates the "continuous load path" (engineered strength) from the foundation up through the wood framing of the house. This anchoring helps to protect your home from the forces of an earthquake.
* Please note there is some 'optional' work reflective in your quote for foundation crack stitch plate treatment. Please let us know if you have any questions about this option - photo example below:
