I finally have a real estate lawyer.  I'm not yet certain whether I'm
going to bring a broker in to continue with the selling process.  I'm
getting some advice from my uncle on this.

I feel like I'm around the Fair Market Value for this place -- it's a good
starting place, anyway.  (Although, of course, the appraiser may feel
differently! :-)
