First off, there's no such place as "Shepards St." (is this the place
where Shepards Pie was invented? :-).

Also, you have to consider the square footage and the number of bedrooms:

340000*2/3=226666.67

Also, of course, the state of the property.  Did you ever look at the list
of problems that I gave you?

Also, if you analyze the raw market value increase (assume 13% per year,
which is on the high side, and 5.5 years), it's worth $246,425.70.  (Note
that, of course, I have not done a single home improvement other than add
a natural gas line; that was $600 and the stove was free.)

Finally, I think a Return-On-Investment of 100% (i.e. doubling the initial
investment) in a 5 year period is perfectly acceptable and is enough to
get me to the next step of something equivalent (~800 square feet, 2
bedrooms) in the Bay Area.
