Fw: CMA Solds last 3 months 1.5 mile radius of 850 N. 5th to Robert

Hello,
Here is a Comparable Market Analysis of the Sold properties within a 1.5 mile radius of the house you are interested in.
I didn't include the homes larger than 1800sf. If you use their average price per square foot the house should be listed at $438,739.
The agents have not returned our calls or responded to the email.  Until we see the reports we can't really say it will be worth your while with the description of the work we have heard. I will try to get to the house tomorrow to see it.
My gut tells me it is over priced based on it's condition. We should have a better idea once we see the reports and I see it tomorrow.
